The Neighborhood
One of Charlotte's last intact pre-war neighborhoods
Chantilly was platted and built as Charlotte pushed east along its streetcar lines, and it has kept its scale ever since: modest lots, deep porches, alley-era garages, and streets so heavily shaded that summer afternoons run cooler than the arterials a half-mile away.
What makes it unusual is not any single house. It is the completeness — block after block of steep Tudor gables, arched entries, tapered bungalow columns, and original windows, largely uninterrupted by teardown replacement. In a city that has rebuilt itself several times over, that continuity is scarce and it is priced accordingly.
The neighborhood's eastern edge tells the other half of the story. Briar Creek flooded these blocks for most of a century until Mecklenburg County bought out the most exposed parcels and gave the land back to the water. The result is the Chantilly Ecological Sanctuary — a restored wetland at the end of residential streets, and one of the more remarkable pieces of open space in the urban core.

The Briar Creek corridor forms Chantilly's eastern boundary. What was once the neighborhood's biggest liability is now its most distinctive amenity: restored wetland, heron and kingfisher habitat, and greenway segments that connect into Charlotte's wider trail network.

Value in Chantilly is not a price per square foot. It is the quality of the restoration, the discipline of the addition, the position of the lot relative to the creek, and the block itself.
Inventory is thin by structure, not by cycle. These neighborhoods are built out; new supply arrives only through rare infill, teardown replacement, and accessory units. Combined with three-mile proximity to Uptown employment, that constraint is the entire structural argument for the corridor.
The market rewards sympathetic work and visibly discounts generic flips. A rear addition with the wrong roof pitch can cap a home's ceiling price permanently; one done properly reads as original and appraises accordingly.
